trade my las vegas home for your s. california home

I am looking to trade my home in Las Vegas for your home in Fallbrook to Oceanside.
A fixer-upper is OK.... Large lots are not a plus for me.... A condo might work if it has a large garage.... A duplex might work.... I am not in a hurry, but can be if you are.
I owe $220,000. I don't want to owe more than $250,000 on your home. I have a $90,000 stereo system plus a new condition (competition 2005 BMW, M-3 car) that can be considered in the trade.
My home is located in Desert Shores, Summerlin, Las Vegas. The development is considered the best there is for people who like to walk for exercise. There are 3 large lakes to walk around plus a community facility. Desert Shores is located about 8 miles north west of the las Vegas strip.
I have spent almost $200,000 in the last 3 years remodeling the interior of my home. The wood work is solid black walnut. There are more built-ins than you can shake a stick at. all the faucets are top of the line Grohe, there is a 16" round Grohe shower head in the 4'x10' master walk in shower, plus 4 more heads with two temp controllers. The kitchen appliances are top of the line, Wolf stove and Subzero built in refrigerator. Solid granite counter tops. 100% of the lower level floors are marble and granite. The fireplace is a sealed Heat-n-glow with a blower. There are 2 newly installed air conditioners on this home. 3-car garage. The house is about 19 years old. Everything on the inside is new. There is an office area in the loft. The house is 2,000 square feet with 3 bedrooms, 2.5 baths. There is a 10'x10' low vaulted ceiling storage room off the master bedroom. The outside of the home will be painted when the weather cools down.
I can provide pictures of everything upon request.
Thanks for looking, John
